Questions for future fanfic

Hey guys, I have some questions regarding the Joss-Verse that, once cleared up, will hasten 
my future writing(how's that for bribery?);

1) What are the exact rules for vampires gaining access to buildings? It's been established 
that vampires can only enter a residence if invited in by whoever lives there, but what about 
commercial buildings? If Angel visits a patient's room at a hospital, does the patient have to 
invite him into his room? I remember that Angel sneaked into Wolfram and Hart's corporate 
center, and I'm sure they didn't invite him. Any thoughts on this can be appreciated.

2) I know it's not gentlemanly to inquire on a woman's age, but has Joyce's age been 
determined? I'm thinking early-to-mid 40's(assuming she was in her 20s when she had 
Buffy), but I could be wrong.

3) Was Acaltha's tomb completely destroyed or just sealed when Buffy plunged the sword 
into Angel at the end of Becoming 2?
